The Property is located in the center of Solvang, California in the Santa Ynez Valley; approximately 125 miles north of Los Angeles and 35 miles northwest of Santa Barbara. Solvang is a small, safe and friendly community that is just 2.43 square miles in size. According to the Census Bureau, the City’s population in 2016 was estimated to be 5,802 persons.

An approximately 8,000 square foot office building constructed in 1960 and comprised of two wood frame structures with stucco exteriors, louvered, sliding and fixed aluminum frame windows, as well as steep gable wood shake roofs.

An approximately 1,000 square foot single family residence constructed in 1938 that has been utilized as an office for over 30 years. It is frame construction with stucco exterior and a shake roof.
